Clear height is the distance from the floor to the lowest point of the ceiling structure, including any obstructions like beams, HVAC ducts, lighting, or sprinkler heads. It determines what can be stored or operated within a space. Small bay industrial buildings typically have 16-24 foot clear heights—enough for standard racking and most equipment but lower than large distribution warehouses (32-40 feet). For small bay tenants, clear height matters for storing tall equipment, installing mezzanines for additional office or storage space, and ensuring vehicles and machinery can operate safely.
