Sprinklered Space

Building area protected by an automatic fire sprinkler system, which affects code allowances for storage height, occupancy, and insurance.

Definition

Sprinklered space means the unit or building has an automatic fire sprinkler system that meets the applicable NFPA and local code requirements for that occupancy. For small bay and flex tenants, sprinkler status changes what you can store, how high you can rack, whether a mezzanine is feasible, and what insurance premiums look like. Many light industrial and warehouse uses require sprinklers above certain square footage thresholds or when storage height and commodity class exceed limits for unsprinklered buildings. An older non-sprinklered building can still lease, but tenants with pallet racking, flammable materials, or higher-hazard processes may be blocked by the fire marshal or by their own insurer. When brokers list clear height and door type, sprinkler type (wet pipe vs dry, ESFR vs ordinary hazard) is the next physical detail sophisticated tenants ask about.

Example

A 3,000 SF flex unit has 20-foot clear height and a wet-pipe sprinkler system rated for ordinary hazard. The tenant can rack packaged goods to about 12 feet under the local fire code. An otherwise identical unsprinklered unit next door is limited to lower storage height, so a wholesale distributor that needs taller racking passes on it.
