Roll-up doors (also called grade-level doors, overhead doors, or drive-in doors) are the defining feature of small bay industrial space. They allow tenants to drive vehicles directly into units, load and unload equipment, and move materials without stairs or dock levelers. Standard sizes in small bay range from 10x10 to 14x14 feet, large enough for most vans, trucks, and equipment but not semi-trailers. The grade-level designation means the door opens directly to pavement, distinguishing these from dock-high doors designed for semi-truck trailer heights. For small bay tenants like contractors and service businesses, roll-up door access is essential for daily operations.
Example
A 2,500 SF contractor unit features one 12x12 roll-up door centered on the front elevation. This allows the tenant to back a work van inside for loading each morning and provides clearance for the small forklift they use to move pallets of materials.
