Definition
Yard space is the outdoor area attached to an industrial unit or shared across a multi-tenant park, used for parking service vehicles, storing materials, staging deliveries, or parking trailers. It is not counted in rentable warehouse SF, but it often drives whether a small bay or flex unit works for a tenant. Trade contractors need room for vans, trailers, and leftover materials. Light manufacturers and distributors need short-term staging that does not clog the drive aisle. Landlords treat yard differently by property: some units get exclusive fenced yards, others share common truck courts and parking, and some parks prohibit outdoor storage entirely. Zoning, fire code, and lease language usually control what can sit outside overnight. In underwriting and leasing, yard capacity and rules matter as much as clear height or door type for many small bay tenants.
Example
A plumbing contractor leases a 2,500 SF grade-level unit with an exclusive 1,200 SF fenced yard. Two service vans and a trailer park inside the fence overnight. Materials staged for next-day jobs stay outside without blocking shared parking. A similar unit without yard access would force overnight street parking and indoor material clutter.
