How CAM Reconciliation Works

  • Tenants pay estimated CAM monthly based on the annual budget
  • At year-end, actual expenses are tallied and compared to estimates
  • If actuals exceed estimates, tenants owe a true-up payment
  • If actuals are lower, tenants receive a credit or refund

Just a heads up, in some markets CAM reconciliation can confuse tenants and burden operators—some prefer modified gross or gross leases to simplify billing.
